How much should a valuation cost?

Valuations carried out by local estate agents are always free. They want your business so are happy to come out and look at the property to see what they can sell it for. You can also get a rough estimate of what the property is worth by visiting Zoopla and inputting your postcode and address. The accuracy of the estimate provided will vary depending on how much recent sales data there is. If you want an official market valuation, this can be done by an RICS surveyor. Expect to pay around £250 for a standard valuation. Valuations are also carried out by mortgage lenders, usually as a condition of lending, and the price from this will vary according to the size of the property.
