Rent increases will be limited to once per year, does this apply to the date when the contract is signed? Or depending on when the rent was last reviewed/increased?

The rule limiting rent increases to once per year is based on the date of the last rent review or increase, rather than the contract signing date. This means that if the rent has not been adjusted within the previous 12 months, the landlord may serve the appropriate notice to increase it. However, after issuing an increase, landlords must wait another 12 months before making further adjustments. This policy is designed to protect tenants from unpredictable or excessive rent hikes while still allowing landlords a fair opportunity to keep up with market rates.
