What are the best property valuation methods?

The best property valuation method will be determined by the type of property the valuer is assessing. Residential properties are usually valued using the comparison method. This looks at sold house price data and how much similar properties in the local area are currently being sold for. For commercial properties, the methods used are slightly different. The property valuer looks at the profits generated by the business (the profits method), the market value of the leasehold or freehold (the investment method). The residual method is used for vacant land and the contractor’s method is used on specialist properties where no other data is available.
