Where GLP started
Rob knew that there had to be a better way to help property market clients, and that sparked the beginning of Greater London Properties. To become the kind of agency those customers really needed, in such a complex industry, an estate agent needed to be a true specialist.
That meant being able to offer landlords and tenants in-depth expert advice, by being far more than just ‘good estate agents’. Rob had noticed that most agents in the area were good all-rounders, offering generalised information that sadly left gaps in the knowledge they delivered, omitting important factors about neighbourhoods and their properties.
His agents became connoisseurs of the areas they operated in, yet deeper still, of the individual properties that made up those communities.
Opening the first GLP office in Soho gave London property customers a chance to work with such connoisseurs. Five busy years later, and GLP moved into their first shop front property on Broadwick Street—which, to this day, is still the only property window in the Soho district.
In 2015, the business expanded into another shop front, this time in Bloomsbury, providing even more of the same finely-tuned service and meticulous detail; finding homes for couples, families and businesses across some of the most stunning and exclusive areas of the City.
Despite Lauren’s vast lack of experience in the estate agency market, her words ring true for every agency striving for success in their given marketplace.
That’s one thing Rob had no problem with. Never satisfied with standing still or providing the same type of service as everyone else, his vision was to create a loyal and energetic team in an industry renowned for high staff turnover— a team with unrivalled knowledge of the geography and properties of their locations.
That strategy became the basis of GLP and its continued growth and success. It’s why GLP is consistently considered to be the best independent service for local landlords and vendors, tenants and owners.
What makes GLP different from every other estate agency?
Providing expertise above that of their competition was only the first step. The second part of Rob’s plan was in its delivery. 🚨 THE DAY HAS ARRIVED: Renters’ Rights Act Now in Force - of course GLP are ready… Legislation is what we live for 😆
Today marks a major shift in the private rented sector as the Renters’ Rights Act officially comes into effect.
The sun is shining — and while this is a big change for landlords, there’s no need to panic. The GLP team are fully prepared, fully up to speed, and here to guide you through exactly what this means in practice.
This morning alone brought 13 new Government guidance updates, so here’s a clear overview in one place 👇
🏠 WHAT’S CHANGED FROM TODAY
• ASTs automatically convert into Assured Periodic Tenancies (APTs)
• No new tenancy agreements are required
• Section 21 ‘no-fault’ evictions are abolished
• All tenancies now roll on a periodic basis (no fixed end date)
• Tenants can end agreements with 2 months’ notice
• Rent can only be increased once per year
• Rent increases can be challenged (Form 4A)
• No more bidding wars above advertised rent
• Max 1 month’s rent upfront on new tenancies
• Discrimination against tenants with children or on benefits is illegal
• Tenants can request pets (must be reasonably considered)
📌 WHAT LANDLORDS NEED TO DO NOW
• No need to issue new tenancy agreements
• Existing ASTs remain valid
• Deposits do NOT need to be re-protected
• Compliance documents remain valid
• Information Sheet must be served by 31 May 2026
⚖️ ADDITIONAL KEY POINTS
• Joint tenancies: one tenant’s notice may end the whole tenancy
• Guarantors: existing agreements likely continue (review wording)
• Rent in advance: not permitted for new tenancies
• Tenants may voluntarily choose to pay in advance
