The notice period that landlords must provide to tenants will depend on the grounds for termination. In most cases, the new rules will double the existing notice periods. For instance, if a landlord wishes to sell the property or move back in, they will need to give tenants a minimum of four months’ notice. Additionally, the bill will apply to all existing tenancies, meaning Section 21 notices (which previously allowed landlords to evict tenants without specific cause) will be abolished. Fixed-term agreements will also be converted into periodic tenancies. Further details on implementation are expected once the final version of the bill is confirmed.
