Under the proposed changes, all, tenancies‚ îregardless of their original fixed-term length‚ will be converted into periodic tenancies once the law takes effect. This does not invalidate existing agreements but does render the fixed-term aspect unenforceable. Clauses related to rent increases and break clauses that were based on fixed terms will also be nullified. However, tenants will not be obligated to vacate earlier than their intended move-out date. In practice, many tenants may choose to remain in their properties under the new periodic system, with rent adjustments being subject to the new regulatory framework.
