Documents required to rent a property in the UK if you are a student

We just want to touch base and inform you of the documentation you will need in order to rent a property in the United Kingdom if you are studying here….

We hope your home search is going smoothly, and we are excited that you have chosen us to help you on this journey. We want to give you a heads-up on the documentation you would need in order to rent a house in the United Kingdom as a student in order to keep the process on track.

As a student from the United Kingdom or an international student, you have two choices.

6 months’ payment in advance and…

1. Photocopies of your passport and visa, if appropriate (you may scan a copy and send it to us for now; however, we will need to view the original papers in person at the office on or 28 days before your tenancy begins).
2. A proof of address that is dated within three months of the start date of your tenancy (for example – a utility bill, doctor letter, pension or insurance letter).
3. Most recent three months’ worth of everyday bank statements (with daily transactions such as salary, rent payments, shopping, food etc.)
4. Documentation of study — an official letter of admission or enrolment from a university.
5. Landlord Reference/Proof of Homeownership – If you are renting, please supply your landlord’s contact information, which should include their name, phone number, and email address. Please also state the date on which your current tenancy will come to an end.
6. Proof of savings if paying in advance – a recent bank statement or snapshot of the available amount is sufficient proof (if funds are provided by another person, we will also need a copy of their passport, email address, mobile number and email)

Guarantors may be used if the tenant is unable to pay the full six months in advance (UK based homeowner).

Reference Documents for the Guarantor:

1. Passport and, if appropriate, visa.
2. A proof of address that is dated within three months of the start date of your tenancy (for example – a utility bill, doctor letter, pension or insurance letter).
3. Evidence of home ownership, such as a mortgage statement.
4. If you are self-employed, you must provide your most recent six months’ worth of daily bank statements (which include transactions such as salary, rent payments, shopping, food, and so on) otherwise three months’ worth of everyday bank statements.
5. Payslips from the past three months or tax returns from the last three years (if self-employed).
6. Employment/Accountant Reference – You will need the name, phone number, and email address of a person who can validate your job and income, as well as their contact information. If you are self-employed, you will need the contact information for your accountant.
