STEP 1.

Register For Instant Updates

In order to get to properties first, register here and our Sales Team and will ensure you know as soon as a property comes to market that fits your requirements. Be the first through the door.

STEP 2.

Know Your Budget

If you have a property to sell, use our incredibly helpful Instant Calculator or call us and we can arrange for our team to come and make a more accurate valuation.

If you are searching for the best mortgage advice, we work alongside First Financial who have access to the entire market as well as exclusive rates.

STEP 3.

Start Your Search

Search on our website to see all our current properties, plus once you have registered your details as soon as property comes on the market you will receive an email.

STEP 4.

Viewings

Call or email us to arrange viewings, we work 6 days a week 8.45am till late.  We provide Sunday viewings by appointment.

STEP 5.

Find A Great Solicitor

An experienced solicitor will make the house moving process as simple and efficient as possible. We have worked with Jonathon Lemon at Curry Popeck for over 20 years and his personal service and attention to detail is exceptional.

STEP 6.

Make an offer

Fantastic, you have found your perfect pad! Put the offer in writing to your Sales Consultant ideally with the following documents:

  • Proof of address
  • Identification
  • Solicitor Details (where possible)
  • Mortgage information (if necessary)

There are no legal obligations at this point.

STEP 7.

Great News, Your offer has been accepted.

GLP will now

  • Prepare a memorandum of sale
  • Confirm price with both parties
  • Confirm your solicitor and mortgage details

STEP 8.

Conveyancing

Your solicitor will work on your behalf to

  • Confirm date of exchange of contracts
  • Perform local searches
  • Check through the draft contract from the seller’s solicitor

STEP 9.

Mortgage and Survey

If you are taking out a mortgage, a surveyor will arrange to view the property & identify any structural issues and advise on the property’s value. An offer will then be sent to you and your solicitor which you sign and return.

STEP 10.

Exchange of Contracts

When all the enquiries are exhausted, the contracts will be signed and the deposit (usually 10%) will be paid across to the seller.

The completion date is then set by mutual agreement.

STEP 11.

Completion

This is the final stage of the process, the remainder of the monies are transferred from the solicitors account to the sellers solicitors account. When the monies have cleared into the account, keys can be handed over and the property is now yours!

STEP 12.

The Move

We work with a fantastic London removal service called Kiwi Movers – they will pack, store and unpack your belongings. Quote ‘GLP’ to claim your discount.
