Hello and welcome to the live. Gaveled tour of this stunning little one-bedroom flat. It's on Macklin Street, which is right in the center of common Garden, but down a nice little quiet side street. So, you are tucked away in this one and you'll be able to see that obviously from the location, from the link to the flat. So you can look through all the photos on their compare. It with this tool as well. See, this is going to give you a much more real feel of how the place looks what it will be like to live here. So just to get started.

I'm in the lounge. So kitchen space at the moment, which is open plan, but I'll move back over to the front door.

And then we'll have a little poke out the front here as well. So this is a shared communal space.

That's four flats up here all together, and we're on the fourth floor. There is also a lift through that door over there, the black door. You do have to go down a couple of flights, but then there's a big service lift, which goes right down to the ground fault. So when it comes to moving in and then access to the flat or throughout the day, you've got that there as well, which is always nice coming into

The flight itself through this lovely yellow door, bit of character in this one and it's not going to be like every other flat that you see around here. It's quite build. Kind of like a country cottage. That's just been sort of slammed right into the center of common Garden, but with a nice modern touch as well. So, nothing dated now on the right hand side of your coming.

We have the bathroom.

So, as you see nicely finished, nice and modern.

There's nothing really old or claustrophobic about you feel spacious. You've got this big walk-in. Shower on the right hand side storage under the sink there as well. Heated towel, rail on that. And then obviously, if you needed to add, perhaps another cupboard, over in the corner, you do have the space to do that if you needed to.

Through this way. There is a wardrobe here. This isn't built in to this can be, we would request that. It be removed if needed. But yeah, obviously somewhere to hang your coats, put your hat down from your shoes. And then, as we move through the flap, we come back into this room, which I started in just now, which is Big open plan, kitchen reception room, really nicely done. Again. You've got your fireplace over in the corner, so quaint little

Sister always goes a long way and it's basically taken as seen at the moment so that TV can be included, beautiful wooden flooring all the way through as well.

And then into your room, really for whatever you wanted to do. I mean, you could have your sofa set up coming out of this wall here, space for your coffee table in the middle there. Perhaps a small dining table on that side, two chairs and foot against the wall. And then you do, then have this long kitchen space over here. And the last tenants had a small square dining table set. On the left hand side there with their chairs on either side. So it could fit down there as well. If you needed it to again nicely finished, plenty of storage.

The way long, you've got your oven, your hubs in there as well. And so, I was back up to this one. We have the all-important, dishwasher.

All your fridge needs are taken care of at the end here freezing built-in as well.

And then stashed in the corner on this side is also a little bit of storage space. So any random bits and pieces can be tucked away in there. And then as well as that you've got, this covered just on the side. Now in terms of glazing, as I said, it is quite a quiet street, but you still got double glazing on all the windows at the front. And then this is south facing as well. So during the day, so in the summer, especially you're gonna get plenty of natural light pouring.

Through because this is building in front, isn't too much higher than where we are now. So, it's just going to be a bright, nice space to come and relax and get away from what can be The Madness of the area. Sometimes it's all happening at the front. You got everything right on your doorstep, but it is a bit of a refuge in him. That's what it feels. Like. Anyway, now coming through this way, you have the bedroom. So you got your entry system with a wall there, just shut the door and pan around from the corner.

Again, loads of room built in storage at the end. You've got your tool cupboards. Even with some space again on top, your bed could quite comfortably come out of this wall here, bedside tables either side as well. And then if you needed to add more space on that side, you've got the room to do it just at the end. They're looking back out of this window.

The space against it has exalted to the communal area.

It is easy. I mean it's, you know, it's winter at the moment. It's towards the end of the day and it's still plenty bright out there. So you can imagine in the Summer with the sun, right? Above your beaming down on you, lay it back, sipping, a nice cold, drink, whatever that may be. It's just enjoying your life in the Centre of London.
