What are the next steps once my offer has been accepted?

If your offer terms are accepted in writing by the landlord, we will accept the holding deposit payment.

You will receive a Congratulations email from your GLP Lettings Negotiator which should outline the following:

  • Terms agreed (subject to contract)
  • Summary of monies owed
  • A list of documents you will need to provide for the referencing within 48hours to avoid delay.

You will also be introduced to the administrator who will be working on your file up until your move date.

Draft Tenancy Agreement (AST):

The administrator will send you a Draft AST. As it is a draft, none of your personal details or the tenancy details are included, however it just means you can have a read through of the standard clauses so that if you do have any questions, you can ask before your tenancy start date to avoid any delay.

Statement of Accounts:

We will send you a statement of accounts; a summary of the move in monies due before the tenancy start date.

For avoidance of doubt, this will include your initial rent payment + your damage deposit. Any payments made for a holding deposit will be deducted from the total amount due.

Please note: the money will need to be cleared funds so you will need to organise payment at least 3 working days before the move date or at least 5 working days if the transfer is from a non UK bank account.

Referencing:

We perform internal referencing for our landlords which can only be completed upon receipt of these documents we have requested from you. We urge you to send your documents as requested within 48hours to avoid any delay to your move date.

If there are any issues providing these documents, you will need to explain this before proceeding with the referencing to see if a solution can be found.

We also perform a standard credit check; therefore you receive an email from an external company FCC Paragon in order to complete this check. (Please ensure you look out for this incase it lands in your junk box).

Completion

One the referencing has completed, this is sent onto the branch manager and the landlord to approve. Once they have approved, your tenancy agreement will be sent to you on Docu-Sign for you to complete signature.

We will then need for you to ensure the funds have been transferred in order to clear in our account before your tenancy start date (or before if previously specified as a condition to the offer).

Collection of keys and move in date.

Property keys can only be released on your tenancy start date, this is after you have signed the tenancy agreement via DocuSign, payment has cleared into our account and after Right to Rent has been completed (This means viewing and certifying all your original passports and visas if applicable).

The administrator working on your file will confirm with you a time and date to come into the specified office for us to view and copy your passport and Visa/BRP (if applicable) in order to complete the formal right to rent checks.

Please ensure you do not forget your passport when coming to collect the keys.

Once this is all done, we hand over the keys and wish you a great move into your new home. 😊
